I want to make a change to my unit. What should I do?

Southwinds has condominium rules and regulations which govern the appearance of the property. When contemplating a change to your unit, you must submit a Variance Request to the Board of Directors, who will examine your request in concert with the condominium regulations. When you submit a Variance Request, it will be considered at the next regular meeting.  See the rules and regulations for more information.
Rules of thumb:

bullet

Changes to the inside of your unit that do not involve the structure of the building, such as installing a ceiling fan in an existing electrical box, do not require a variance.

bullet

Installations that open walls, such as removing a wall or creating a pass-through, do require a variance.

bullet

Anything that changes the appearance of your unit from the outside, such as new windows or patio doors, does require a variance.

Please contact the Board of Directors President or Protocol Property Management if you are unsure whether your project requires a variance.

How many cars can I park in the complex?

You may park up to two vehicles in the complex.  You have one assigned parking space, and you may use one visitor space.  Parking passes are required to park in the lot.  Please obtain passes from the Association President before you begin parking in the lot.

If your car is towed, it will be towed at the vehicle owner's risk and expense.

Note: No vehicle can be parked in a visitor’s space for more than 48 hours.  If for some reason your vehicle will be in a visitor's spot for more than 48 hours, please contact Jay Tinker for an extension.

What do I do if someone is parked in my reserve parking space?

You can call Jay Tinker at 527-1330 or Don Hill and they will get it towed.  Or if you prefer, they can put a warning sticker on the vehicle.

Can I have a dog?

Yes, but they must be under 35 pounds.  Also, dogs must be on leashes and you must pick up after your dog. Failure to follow these rules are automatic grounds for permanent removal of your dog from the Condominium.

Who do I contact about getting or changing an entry code for the Southwinds Clubhouse?

To acquire or change an entry code for the clubhouse, please contact Nan at Protocol Property Management.  Email or phone @ 360-734-5420.

How do I reserve the clubhouse?

To reserve the clubhouse, you need to call Protocol Property Management at 360-734-5420.  You will be asked to make a $50.00 security refundable deposit if food and/or beverages are part of the function.

What are the condominium fees and when are they due?

Monthly Association Dues of $190.00 are payable in advance on the first of each month. Place your unit number on all your checks and mail them to: Protocol Property Management, 1633 Birchwood Ave.  Suite 101, Bellingham, WA 98225. You will not receive bills.  Failure to pay by the 10th of each month will result in a $25.00 late charge.

Can I run a cable on the outside of the building?

No, all buildings are wired for both cable and Satellite without running additional cable outside the buildings.

Where is the water shut-off valve?

The valve is located on the wall in the laundry room next to the water heater.
